Why it is here
Savills prices New York prime at $2,610 psf / €24,300/sqm (Dec 2025). Knight Frank has the city +0.1% YoY to Q1 2026, with turnkey inventory remarkably low and the Upper East Side in a documented resurgence. The Real Deal’s deed screen recorded 355 Manhattan sales above $10m in 2025 (+43% YoY) at a $14.3m median (−9%); Olshan counted 126 such sales in the first 16 weeks of 2026 (+40%). Corcoran 2Q 2026: 3,477 signed contracts (+5%, five-year high) against 7,182 active listings (lowest Q2 in eight years). The new pied-à-terre tax is the live ownership caveat.
Who it is for
Dollar-based family offices and global principals who need a staffed Manhattan pied-à-terre or primary and will live with co-op boards or condo carrying costs.
