Why it is here
Savills Dec 2025: Hong Kong prime $3,730 psf / €34,600/sqm, the index’s most expensive city. Knight Frank’s dollar tracker has USD 1mn buying 23 sq m — second only to Monaco. PGCI has flipped back to +0.5% YoY / +1.5% QoQ by Q1 2026 after a −3.2% Savills 2025 capital-value year. CBRE recorded 146 deals above HK$100m in 2025 and 64 in Q1 2026 alone (+156% YoY), with mainland buyers 50–60% of primary luxury above that ticket. Trophy comps include Mid-Levels at HK$126,000 psf. This is scarcity plus a recovering book, not a growth-chase pick.
Who it is for
Asia-based family offices and mainland principals who already bank and school in Hong Kong and want Peak or Island South stock with onshore capital.
