Why it is here
Knight Frank’s Wealth Report still ranks Monaco the world’s most expensive prime city: USD 1mn buys 16 sq m. Savills, citing IMSEE, puts the 2025 average at €57,569/sqm and Larvotto at €71,167/sqm after Mareterra hit the resale book. 2025 cleared 493 transactions (+5.8%) for a stable €5.9bn — 64 new-builds (35 above €20m, five above €100m) and 429 resales. PGCI has Monaco +2.3% YoY to Q1 2026. More than 80% of residents are foreign nationals. Scarcity is structural, not cyclical.
Who it is for
UHNW households who will take residency friction in exchange for tax stability, 2 km² scarcity, and a marina-and-school stack they already use.
