Why it is here
Savills prices London prime at €18,800/sqm ($2,030 psf) as of December 2025. Knight Frank’s PGCI has London −4.0% YoY to Q1 2026 and the only tracked European five-year decline (−5.1%) after non-dom abolition and stacked stamp duty. PCL still clears: Knight Frank logged a 3% rise in PCL transactions in the three months to July 2026 even as prices marked a 39th consecutive month of annual decline (−3.3% to July; −23% since mid-2015). Coutts puts Mayfair & St James’s at £2,539 psf and super-prime (£10m+) volumes 34% above the ten-year average. Liam Bailey’s Wealth Report line — London as a dip-in, dip-out presence city — is a caveat, not a demotion.
Who it is for
Family offices that need a common-law, English-speaking trophy they can staff, school and exit, and who will underwrite SDLT and FIG-regime friction.
